Durability has to be your number 1 priority Durability is key
- Keep water away from the buildings; use overhangs that allow the water to fall down away from the building
- This starts at the design phase; if elements are included to protect from the elements, then the builds are more forgiving
- can use cheaper materials as they won't be challenged the same way => utilizing physics rather than chemistry
Why did the older building last?
- because they were energy-INefficient
- the heat could flow through it, which would make sure that wood dries from the heat inside
- the materials used could deal better with water; see Hygric buffer capacity
Water is the number 1 killer of buildings
80% of construction defect litigation is water-related
- Always ask: Where does the water go?
